A bigger table does not rescue it: the builder has the sofa along the north wall and the table between the sofa and the bedroom wall, with about 1.33 m of clear depth in between.
Do this Delete line 2 entirely and keep the set as sold — 2 seats, which is what the builder drew. Saves ฿14,950. If you want 4 seats, buy 2 chairs, not 5.
The builder cut the kitchen wall 450 mm below the architect

Architect Rev.1 sheet A.05 dimensions this west segment at 2550. The builder labels the same segment 2100 — and it is not a mislabel: measuring his drawing at 74.4 px/m (scale checked against the 9.00 m overall and the 1.60 and 4.20 chains) the west wall splits at 2.28 / 1.57 / 1.11 m centre-to-centre, so about 2.15 m clear. At the architect's 2550 the Starmark 166 cm plus the 55.5 cm Samsung fit with 33 cm to spare. At the builder's 2100 they are 221.5 cm into 215 and do not. The builder has drawn his way around it by shortening the counter to roughly 1.45 m — but the 166 cm unit is already a pre-order.
Do this Ask the builder why the wall lost 450 mm and whether it can go back to 2550. If it cannot, either the fridge moves to the north wall or the kitchen drops to a 150 cm unit — decide before the Starmark pre-order ships.
The ฿4,000 wardrobe has nowhere to stand

Bedroom is 2.50 x 2.60 m. The 5 ft bed frame is 155 cm and the nightstand 35 cm, leaving a 60 cm aisle; the gap at the foot of the bed is also 60 cm. No freestanding wardrobe in the ฿4,000 class (typically 90-120 cm wide, 55-60 cm deep) can be placed without blocking the bed or the door.
Do this Re-brief this line as a built-in open reach-in (950 x 600, rail + shelf, no doors) in the SE corner — joinery, not a HomePro line. Otherwise delete it.

The builder draws a 1.80 x 0.60 m desk in the office and a second 1.20 x 0.60 m desk in the inner room. The cart has a single Furdini W110 desk (110 x 58 cm) and a single office chair. So the main desk is 70 cm narrower than drawn and the second position has no desk and no chair at all.
Do this Add a second desk + chair, and confirm whether the 1.80 m position is meant to be the reception counter rather than a desk.
Nothing is bought for the server room

The 0.90 x 1.40 m server room appears on the builder plan with a door, but there is not one line in the 109 for it — no wall rack or cabinet, no shelf, no UPS, no patch panel. The CCTV/NVR, router and access-control controller for the whole site have no home.
Do this Add a wall-mount rack (9-12U), a UPS and a shelf. Budget roughly ฿15-25k.

Modern Modular excludes A/C from its scope, and the approved spec is 4 wall-mounted WindFree units — 18k office/reception, 12k living/kitchen, 9k bedroom, 9k server, condensers on the rear and east faces. None of that appears in the ฿236,190 cart or the ฿58,200 reserve.
Do this This is roughly ฿48k of equipment plus install. It has to come from a different budget or the allocation has to grow — it cannot be absorbed by the ฿810 of headroom.

Do this Move to section 4 Storage / Yard. No money changes; it is a placement error that would otherwise be delivered to the wrong room.
฿23,990 workbench — confirm which number is the width

HomePro lists the 6-in-1 Matall bench as W52 x D196 x H236 cm. Read literally, a 196 cm deep unit cannot go in a 1.60 m deep storage room. Almost certainly the label order is wrong and it is 196 wide x 52 deep x 236 high, which does fit along the 4.70 m wall under the 3.2 m ceiling — but at 10% of the entire fit-out budget, and already marked "luxury — reconsider", this one is worth a phone call.
Do this Ring the branch for the real footprint before ordering. If it is dropped, ฿23,990 covers the server room and most of a reception counter.
Duplicate leaf blower still costed in the total
